Application Instructions & Leasing Requirements:

  • References: Please provide at least 2 past addresses on your application and names and contacts of past landlords. If you do not have rental history, please provide at least 2 professional references such as work supervisors, school advisors, professors, or colleagues. These professional references should not be related to you. Since there is no room on the application to provide this information, please provide your personal reference information on a separate sheet.
  • Income: As a general guideline, we prefer that your income is at least 3 times the rental rate. (If you're planning to rent an apartment that is $600/month, we may require that you're monthly income be at least $1,800/month.) Student loans and scholarship income reserved for housing may be included in this amount. We may require that a guarantor sign and guarantee the lease if you can not meet the income requirements on your own. All guarantors must also complete an application. If you have any questions, just contact us. We realize that every person has a unique situation.
  • Social Security Number: We require that you provide us with your social security number.
  • Application Fee: The application fee is $35 per applicant. This fee is waived for DU students in good standing.
  • No Smoking: Our communities are non-smoking communities. Smoking is not permitted anywhere on the premises. It is required that all residents are non-smokers. A non-smoker is someone who has not smoked a cigarette in over 6 months and who can pledge to not smoke a cigarette for the duration of the lease.
  • No Pets: We do not permit pets in any of our apartment communities, except for service animals that are required by law and approved by management.
  • Background Check/No Criminal History/Credit History: We will perform a background check. This may include a check of your status as a DU student (if you claim you are a DU student), contacting your past landlords and other references, and checking your criminal or credit history. We are looking for applicants that have a clean criminal and credit history.
  • Identification: You will be asked to provide a copy of a driver's license or other photo identification.
  • Signature: We ask that you complete the application in full and provide a handwritten signature at the bottom of the application affirming that all of the information that you have provided is true.
  • Application Processing & Lease/Rules: The application review typically takes between 1 and 2 business days to complete, depending on how quickly your references are able to respond. After the application is approved, we will email you a copy of the lease and community rules for your review. We ask that you read these carefully and make sure that you are able to commit to the rules and obligations. For instance, our communities have strict quiet policies- no loud music, loud parties, or any kind of loud noises that will disturb neighboring apartment units. Many residents choose to live with us because they love this policy; however, the policy may be too restrictive for some applicants. You will then complete the lease and return it with your security deposit plus the first month's rent.
